Concrete Driveways for Steep North Shore Lots
A steep, rain-soaked North Shore driveway is one of the hardest slabs to get right. Grade, drainage, traction and freeze-thaw all fight the pour at once. We build cast-in-place concrete driveways engineered for that reality — the base, the steel and the drainage as much as the finish on top.
Why a steep North Shore driveway is structural work, not just flatwork
On the North Shore, driveways routinely run at 15 to 20 percent grade or steeper, off a road cut into rock and down to a garage below street level. That changes everything. Rain doesn't sit and evaporate — it sheets down the slab and collects at the bottom, right where cars turn in and where water is most likely to sit, freeze and lift the concrete. A slope also loads the slab differently: braking and turning forces, the tendency of a poorly-based slab to creep downhill, and the transition where the driveway flattens into the garage apron all concentrate stress.

Base prep and drainage — where steep driveways actually fail
Most driveway failures we're called to fix aren't the concrete — they're what's under it and where the water went. North Shore lots are typically blasted rock, glacial till or heavy clay, and each behaves differently. We over-excavate soft or organic soil, place and compact a clean granular base (a well-compacted gravel base of at least 50mm, thicker on questionable subgrade), and grade it so water moves off, not through.
Drainage is the whole ballgame on a slope. We plan for it before the pour, not after:
- A trench or channel drain across the garage threshold so runoff never sheets into the garage.
- A catch point at the toe of the driveway so water isn't pooling and freezing where you turn in.
- Cross-fall and pitch so the slab sheds our heavy rain to a daylight or a proper connection, not onto a neighbour or a foundation.

Thickness, rebar, control joints and a freeze-thaw mix
A standard residential slab is about 100mm (4 inches) thick, which handles cars fine on flat ground. On a steep grade, at a heavy-vehicle apron, or over questionable base, we go thicker and reinforce accordingly — a grid of half-inch rebar rather than mesh, spaced roughly 12 to 18 inches on centre, with dowels tying the slab across construction joints so sections can't step apart on the slope.
Two details matter as much as the steel. First, control joints: we saw-cut them early (within the first day or two) to about one-quarter of the slab depth so the concrete cracks where we want it to, not randomly across your driveway. Second, the mix: exterior concrete in our climate should be air-entrained, which builds microscopic voids that give freezing water somewhere to expand instead of spalling the surface. Skip that on the North Shore and freeze-thaw will pit the top layer within a few winters. We also keep de-icing salt off finished concrete for the same reason.
Finishes that keep grip on a wet, sloped slab
On a steep driveway, finish is a safety decision, not just a look. A smooth, hard-troweled or polished surface that photographs beautifully indoors becomes a luge run when it's wet or iced — so we don't use it on grade. What we do use:
- Broom finish, drawn across the slope rather than down it, so the texture bites under a tire and a shoe.

- Board-formed edges, curbs and cheek walls to dress the sides of a cut-in driveway so it reads as architecture, not just a ribbon of grey — detailed on our board-formed concrete page.
The goal is a surface that looks like it belongs to the house and still holds a wet November morning.
Heated driveways and snowmelt for the steepest grades
On the North Shore's shaded, north-facing or heavily-treed lots, the steepest grades can hold ice long after the road is clear. For those, a snowmelt system embedded in the slab is worth discussing — either hydronic tubing running warm glycol from a boiler, or electric heating cable. Both have to be laid before the pour, so this is a decision made at design, not a retrofit.
We're honest about it: not every driveway needs one. It earns its keep on a genuinely steep, ice-prone grade where shovelling is impractical and a slide into the garage door or the road is a real risk. Cost drivers are the heat source (electric is simpler to install; hydronic is often cheaper to run over a big area), how many zones you cover, and operating cost per snow event. If your grade and exposure justify it, we'll design it in; if they don't, we'll tell you to spend the money on base and drainage instead.
Concrete vs asphalt and pavers — and what drives cost
On a steep, sunny-then-freezing North Shore driveway, concrete outlasts the alternatives. Asphalt softens and ruts in summer sun and can slowly creep downhill on a real grade; pavers shift, settle and sprout weeds at the joints when water is constantly moving beneath them. A properly built concrete slab, reinforced and drained for the slope, is a 30-year-plus surface.
We don't publish a price per square foot, because on the North Shore that number would be fiction — the site drives the cost. The honest drivers are: access (can a truck reach the pour, or are we pumping and barrowing on a tight lot), demolition and removal of the old surface, rock excavation, slab thickness and reinforcement for the grade, the drainage system, the finish you choose, and whether you add heating. Asphalt softens in summer sun and can slowly creep downhill on a real grade, and pavers shift and weed at the joints when water moves beneath them. A reinforced, well-drained concrete slab is a 30-year-plus surface here, which is why it's usually the right call on the North Shore.
Will a steep concrete driveway be slippery in winter?
Not if it's finished for grade. We use a broom texture drawn across the slope, or exposed aggregate, so tires and shoes get grip — never a smooth troweled or polished surface on an incline. On the steepest, most ice-prone shaded lots we can also embed a snowmelt system in the slab, which has to be planned before the pour.
Do I really need a heated driveway?
Most people don't. It earns its keep on a genuinely steep, shaded, ice-holding grade where shovelling is impractical and sliding into the garage or road is a real risk. It must be built in before the pour, either electric cable or hydronic tubing. If your grade and exposure don't justify it, we'll tell you to put the money into base and drainage instead.
Why do concrete driveways crack, and can you prevent it?
All concrete moves, so we control where it cracks with saw-cut joints placed early at about a quarter of the slab depth. Random cracking usually traces back to a weak base, no reinforcement, or no drainage on a slope. Surface pitting comes from skipping an air-entrained mix or using de-icing salt. Get the base, steel, joints and mix right and a North Shore driveway holds up for decades.
