Polished Concrete Floors in North Vancouver
A polished concrete floor turns the slab itself into the finished surface — no tile, no laminate, nothing to peel or delaminate. Done properly on the North Shore, it is a seamless, hard-wearing floor that pairs beautifully with radiant heat. Here is how we grind, densify and polish it, and where it makes sense.
What mechanical polishing actually is
True polished concrete is a mechanical process, not a coating. We run a planetary grinder across the slab with progressively finer diamond-grit tooling — starting with coarse metal-bond segments to flatten and open the surface, then stepping up through resin-bond diamonds that hone and refine the finish. Each pass removes the scratch pattern left by the last, and the number of passes is what sets the final look.
That is also how we control gloss. Stopping at a lower grit leaves a matte or satin finish; carrying the polish through the finest grits builds a semi-gloss to near-mirror high-sheen reflection. It is genuine polished stone, not a shiny film sitting on top — so it will not scratch off or cloud the way a topical coating can.

Densifier and sealer: what makes it last
Grinding alone is not enough. Partway through the process we apply a chemical densifier — a lithium, sodium or potassium silicate that soaks into the slab and reacts with the free lime in the concrete. That reaction fills microscopic pores and hardens the surface from within, so the floor takes a tighter polish and resists abrasion for the long haul.
Once polished, we add a penetrating guard or sealer that helps the surface shrug off spills before they can stain. On the North Shore this matters more than most people expect: wet boots, dog paws and coastal grit are the daily reality here, and a densified, sealed floor wipes clean instead of soaking things up. The result is a low-porosity surface that stays dense and closed rather than dusting or absorbing moisture over time.
Cream, salt-and-pepper, or full aggregate — choosing the look
How much you grind determines how much of the concrete's makeup you see. There are three broad exposure levels, and the right one depends on your design and the slab you are working with:
- Cream finish — a light grind that keeps the smooth top layer of cement paste. The most uniform, monolithic look, with almost no stone showing.
- Salt-and-pepper — grinding a little deeper opens the fine sand aggregate for a subtle speckle. This is the most common and forgiving choice, and it hides minor variation well.
- Full aggregate — grinding down until the larger stones are fully exposed, for a terrazzo-like field of aggregate. The most dramatic, and the most demanding of the slab: it only works if the concrete was poured and consolidated with this finish in mind.
Because full-aggregate exposure depends entirely on what is in the slab, the best results happen when the pour and the polish are planned together — which is exactly the advantage of hiring the firm that places your structural concrete rather than treating the floor as an afterthought.
Radiant in-floor heat — the North Shore advantage
Polished concrete and radiant in-floor heating are a natural pairing, and it is one of the strongest reasons to choose this floor here. Concrete is a hard mineral surface, so like stone or tile it can feel cool underfoot on its own — but the same mass that makes it feel cool also makes it an ideal radiant emitter. Warm the slab and it holds and radiates that heat evenly across the whole floor.
The heating layout is designed and controlled by your radiant specialist; our job is to coordinate the slab so the finished floor performs. On North Shore projects that means embedding the tubing at the right depth, keeping the pour flat, and locating control joints so the polish reads clean. It is a detail we plan into custom home builds and major renovations from the start, rather than fighting it afterward.
Where it fits — main floors, basements and suites
Polished concrete suits modern open main floors, where a single continuous surface flows kitchen to living room with no thresholds to break it up. It is equally at home in basements, where the slab-on-grade is already the floor — polishing it saves the height and hassle of a subfloor system and gives you a durable, easy-clean surface below grade.

What drives the cost
We do not quote polished floors off a per-square-foot chart, because the single biggest cost driver is the condition of the slab underneath. When the concrete is the finished floor, everything hangs on it — its flatness, hardness, cracks, old adhesive or coatings, and how it was cured. A sound, well-poured slab polishes efficiently; a rough, patched or contaminated one needs repair, crack treatment and extra grinding passes before the polish even starts.
Beyond the slab, the main factors are the gloss level you want (a high-sheen finish means more diamond passes than a matte grind), the aggregate exposure you are chasing, floor area and layout, and any coordination with radiant heat or crack repair. We would rather walk the actual floor and tell you honestly what it will take than hand you a number that ignores the slab. Frequently asked questions
Can you polish my existing basement or garage slab, or does it have to be new?
Often we can polish an existing slab — that is one of the format's biggest advantages. It comes down to condition. A sound, reasonably flat slab polishes well; one with heavy cracks, old adhesive, coatings or contamination needs repair and extra grinding first. We walk the floor before committing, so you know honestly what your slab can become.
Is a polished concrete floor cold to walk on?
On its own it feels cool underfoot, the way stone or tile does, because concrete pulls heat from your skin quickly. That is exactly why we recommend pairing it with radiant in-floor heat. The same mass that feels cool cold becomes an even, comfortable emitter once the slab is warmed — a natural fit for North Shore homes.
Will a polished concrete floor crack?
Concrete moves, so control joints and any existing hairline cracks remain part of the finished floor — we treat and place them deliberately rather than pretending they will not appear. A well-poured, properly jointed slab stays stable. We are upfront that polished concrete shows its honest character; if a flawless, seamless look is essential, we will tell you before we start.
How much maintenance does it need?
Very little. Day to day it is a dust mop or a damp mop with a neutral cleaner — no waxing or stripping like a coated floor. Because it is densified and sealed, spills wipe up rather than soaking in. Over years of heavy use the sealer and sheen can be refreshed, but the polished surface itself does not peel or delaminate.
