Foundation Crack Repair in North Vancouver: Methods, and What Actually Fixes the Problem
Not every foundation crack needs the same repair, and some don't need injection at all. The right method depends on whether the crack is leaking, whether the wall is still moving, and what caused it. Here's how we choose between epoxy, polyurethane, carbon-fibre, and exterior work on North Shore foundations.
First, decide whether the crack is cosmetic or structural
The single most important step happens before any resin is mixed: figuring out what the crack is telling you. A hairline crack in a poured wall from normal concrete shrinkage is a very different problem than a widening diagonal crack that traces settlement or a bowing wall pushing inward. Sealing the second kind without addressing the cause just hides it until it comes back.

A quick honest note: be wary of anyone quoting a crack repair sight-unseen or over the phone. On the North Shore the fix is driven by water and soil conditions you can't see in a photo, and a real number comes after someone looks at the wall inside and out.
Injection repair: epoxy versus polyurethane
For a crack in a poured concrete wall, injection is the workhorse repair. Ports are set along the crack, the face is sealed, and a resin is pumped in under pressure until it fills the crack through the full thickness of the wall. The resin you choose is not a preference, it's a match to the condition of the crack.
- Epoxy injection is a rigid, high-strength resin. It structurally bonds the two faces of the crack back together, so cured concrete is effectively welded across the gap. We use epoxy on a stable, dry, structural crack, where the goal is to restore the wall's strength. Epoxy needs a reasonably dry crack to cure and bond properly.
- Polyurethane injection is a flexible foam that reacts with moisture and expands to fill voids. It's the right call for an actively leaking crack or a non-structural crack that still weeps after rain. Because it stays flexible, it tolerates the small seasonal movement a North Shore foundation sees without cracking the seal again. It cures fast, even in a wet crack.

Carbon-fibre and staple stitching: when the wall needs reinforcing, not just sealing
Injection fills a crack, but it doesn't add strength beyond what the concrete already had. If a wall has cracked because it's under load it can't handle, resin alone will let it crack again beside the old repair. That's when we reinforce.
- Carbon-fibre reinforcement bonds high-strength fabric or straps across the crack and up the wall face. It resists the wall flexing or bowing further and is a clean, low-profile fix for a wall that has started to move but hasn't moved far.
- Stitching (staples / carbon staples) sets reinforcement across the crack itself to lock the two sides together against shear, often combined with injection so the crack is both bonded and reinforced.
These methods have a limit. They stabilize a wall that's early in the process; they are not a fix for a wall that's already significantly bowed or leaning. Exterior excavation and waterproofing membrane: the serious-case repair
Some cracks can't be reliably solved from the inside. If a crack is wide, water is under real hydrostatic pressure against the wall, or the crack ties into a bigger drainage failure, we excavate the outside of the foundation down to the footing, clean and repair the crack from the exterior, apply a waterproofing membrane, and restore the drainage and backfill.
This is the most involved crack repair, but on the North Shore it's often the honest one. Homes on North Vancouver and West Vancouver slopes sit on rocky, bedrock-heavy lots where rain sheets down the hill and water tracks along the rock straight into the foundation. When injection isn't the answer at all
Injection and reinforcement repair a wall that is fundamentally sound. They do nothing for a foundation that is failing because the ground under it moved. If cracks come with sloping floors, sticking doors, or a wall that keeps cracking in new places, the problem is below the wall, not in it.
- If the footing has settled and the house is dropping, the fix is underpinning to carry the load down to stable soil or bedrock, not filling the cracks the settlement caused.
