Foundation Replacement in North Vancouver
When a foundation can't be repaired or underpinned, it has to be replaced — the house lifted, the old concrete removed, and a new foundation poured beneath it. It's major work, and rarely the first answer. Here's how we tell when it's genuinely necessary on North Vancouver's steep, rocky, rain-soaked lots, and how the process actually works.
When a foundation is genuinely beyond repair
Here's the honest starting point: most foundations we look at do not need to be replaced. A foundation is genuinely past saving when the concrete itself has failed — not just cracked. The signs we take seriously:
- Concrete you can crumble or dig out with a screwdriver — advanced spalling and deterioration, common in older low-cement, brick, or rubble foundations
- Widespread through-wall cracking and displacement, not one or two isolated cracks
- Walls badly out of plumb, bowed, or sheared beyond what bracing or reinforcement can safely correct
- Original walls that are under-reinforced or unreinforced and have already moved
- Chronic water intrusion that has degraded the concrete and corroded whatever rebar exists
If that's what we find, patching buys you nothing. But we only say it after we've actually looked.
Repair, underpinning, or replacement — how we frame the decision
Three different tools solve three different problems, and the right question is what is actually wrong — not what's cheapest.
- Repair fixes the concrete where the concrete is otherwise sound — structurally stitching cracks and addressing the water that caused them. Our foundation repair and broader structural repair work covers this.
- Underpinning keeps your existing foundation and makes it deeper or stronger — driving new support down to competent soil or bedrock beneath a footing that was too shallow or sitting on fill. If the concrete is healthy but the house has settled, underpinning is usually the less-invasive answer, and we'll steer you there first.
- Replacement is for when the foundation material itself is done. No amount of deepening or stitching fixes concrete that has lost its integrity.
The distinction matters on the North Shore, where a lot of settlement traces back to drainage and fill on a slope rather than failed concrete — and that's often an underpinning-and-drainage fix, not a teardown.
How a foundation replacement actually works
Replacing a foundation under a standing house is a sequenced structural operation. Broadly, it goes:
- Temporary support and lifting. The house is disconnected from the old foundation and carried on a grid of steel beams and hydraulic jacks, then raised a controlled amount — evenly — so the structure never racks or twists.
- Removing the old foundation. With the load transferred, we demolish and clear the failed walls and footings. On rock lots this can mean careful excavation against bedrock; on wet lots it means managing groundwater as we go.
- Forming and pouring the new foundation. New footings and walls are engineered, formed, reinforced to current code, and poured. This is our core work — cast-in-place concrete done to spec, with proper rebar, waterproofing, and perimeter drainage designed for North Shore rainfall.
- Lowering the house back. Once the concrete has cured to strength, the house is set down onto the new foundation, re-anchored, and the plumbing, electrical, and mechanical connections are reinstated.
The lift itself is often quick; forming, pouring, and curing the new concrete is what sets the timeline.
Partial vs. full replacement
Not every replacement is a full teardown. Often only one or two walls have failed — a downhill wall that has taken years of hydrostatic pressure, say — while the rest is sound.
Partial replacement can sometimes be done by supporting and re-pouring one section at a time, with limited or no full lift. It involves less work overall, but it's slower and more disruptive to the systems inside, because each section has to cure before the next is touched.
Full replacement — lifting the whole house and replacing everything at once — is more up-front work but usually faster start to finish, and it gives you one uniform, code-current foundation with no cold joints between old and new. - What's underground. Shallow bedrock can mean rock breaking or blasting; a wet or high-water-table lot means dewatering and more robust drainage.
