When a multi-family building starts letting water in, the fix isn't paint — it's the envelope. We renovate the exterior of strata and rental buildings across the North Shore: new rainscreen systems, windows and doors, deck and balcony waterproofing, and re-cladding — done with the building fully contained and the residents still living their lives inside.
What we do
- Rainscreen remediation — replacing failed face-sealed assemblies with modern drained-and-vented rainscreen cladding that keeps water out for good
- Window & door replacement — new units properly flashed and integrated into the new envelope
- Deck & balcony renewal — waterproof membranes, drainage, and railings rebuilt to last
- Re-cladding & siding — fibre-cement, panel, and mixed-material exteriors
- Structural repairs — rot and framing damage uncovered once the wall is open, fixed before the new envelope goes on (our specialty)
- Roof tear-off & structural upgrade — re-sheathing, truss reinforcement and diagonal bracing brought to current code, new flashing and upgraded venting
- Insulation & air-sealing — spray-foam air-sealing, code fire-stopping around every penetration, and blown-in insulation to modern R-values
- Full weather containment — scaffolding and shrink-wrap so work continues through the wet season and the building stays protected
Built for occupied buildings
The hardest part of multi-family envelope work isn't the construction — it's doing it while dozens of families keep living in the building. That's where we're at our best. We manage staged scaffolding and containment, secured and communicated access, dust and noise control, and predictable site hours, with regular updates to the strata council or owner. Residents stay in their homes; the envelope gets rebuilt around them.

Multi-family envelope projects are led by a building envelope consultant or engineer, and we build to their specifications and details — coordinating field reviews and sign-offs, keeping the depreciation-report scope on track, and giving the council or owner a clear, honest read on cost and schedule before work starts.
