Luxury Home Renovation in West Vancouver

The best homes on the North Shore sit on the hardest lots — steep, rocky, view-oriented, and unforgiving of shortcuts. A high-end West Vancouver renovation lives or dies on what happens below the finishes: the foundation, the structure, and the engineering that lets an architect's vision actually stand. That is the part we build.

Luxury here means structure, not just finishes

A West Vancouver renovation at this level is rarely a cosmetic job. Opening up a large hillside home to add light, volume, and modern flow almost always means moving structure: removing load-bearing walls, re-supporting rooms above, deepening or replacing a foundation that was poured decades ago, and tying the whole house together to a standard it was never built to.

We are a three-generation structural and concrete builder, working on the North Shore since 2008. Our specialty is the heavy, load-bearing side of big projects — the foundations, framing, concrete, and major structural repair that the rest of a luxury renovation is bolted onto. Get that backbone right and the finishes have something true to sit on.

What West Vancouver hillside lots demand

West Van lots are their own engineering problem. Steep grades, shallow bedrock in one corner and deep fill in another, old retaining structures, and the loads a large home places on all of it mean the foundation strategy has to be designed, not assumed. That is where a lot of ambitious renovations get expensive late instead of planned early.

  • Grade and access — getting equipment, concrete, and crews onto a tight sloped site without damaging what stays
  • Foundation condition — settlement, cracking, or undersized footings under an older estate home, often calling for underpinning or full foundation replacement
  • Soil and rock — mixed bearing conditions that a geotechnical engineer needs to weigh in on before anyone pours
  • Seismic — large, open, view-forward homes need real lateral strength; see seismic upgrades for older homes

Working alongside your architect and engineers

Most high-end West Vancouver projects already have an architect and a structural engineer, and often a geotechnical engineer for the slope. That is exactly how we like to work. We build to the engineered detail, not around it — and we are comfortable being the contractor in the room when the drawings meet the realities of an existing house.

If you do not yet have an engineer engaged, we will tell you plainly when a job needs one and help bring the right one in early, before design decisions get locked. The honest version of this work has the structural thinking done up front, not discovered mid-demolition.

The structural scope inside a luxury renovation

On a large West Van home, the structural portion of the renovation is usually the critical path. The pieces we most often carry on these projects:

  • Foundation work — repair, deepening, underpinning, or replacement to carry a bigger, reconfigured home
  • Load-bearing changes — removing load-bearing walls and installing engineered beams for the open, view-oriented spaces these homes are built for
  • Framing and major repair — rebuilding rotted or undersized framing, beams, posts, and joists to an engineered spec where age or past water damage has compromised them
  • Vertical expansion — the structural groundwork for a second-storey addition or a reconfigured roofline
  • Architectural concrete — foundations, walls, and feature concrete finished to the standard a luxury home expects

Discretion, quality, and a job run properly

A renovation of this size can run many months on an occupied, well-kept street. We treat that seriously: a clean site, predictable crews, protected finishes, and a client who is told the truth about scope and schedule rather than managed with optimism. Discretion is part of the deliverable at this end of the market, and we respect it.

Because the structural work is in-house, we are not stopping the project to sub out its riskiest parts and hope the trades line up. That is the single biggest reason big North Shore renovations stay on track — and it is the reason engineers refer clients to us for the jobs where the structure is the whole ballgame.

When to bring us in

The earlier the better — ideally while the design is still forming and before the foundation and structural strategy are assumed rather than engineered. If you are weighing the scale of the project, our guide to whole-home renovation cost on the North Shore is a straight look at what drives the number, and our gut renovation guide covers taking a home back to the studs.

Frequently asked questions

Do you handle the full luxury renovation or only the structural work?

We lead and carry the heavy, structural side ourselves — foundations, concrete, load-bearing changes, framing, and major structural repair — and we run the renovation around it as the general contractor. The structural depth is what sets us apart; on a big West Vancouver home that is almost always the part that decides whether the project goes well.

Why are West Vancouver hillside lots more complex to renovate?

Steep grades, mixed soil and bedrock conditions, access constraints, and the loads a large home places on an aging foundation all make the structural and foundation strategy a real engineering problem rather than a formality. On these lots the foundation and structure need to be designed up front, often with a geotechnical engineer involved, so the costs and the plan are known before demolition starts.

Will you work with our architect and structural engineer?

Yes — that is our preferred way to work on high-end projects. We build to the engineered drawings and act as the contractor who makes the design meet the realities of the existing house. If you do not have an engineer engaged yet, we will tell you when the job needs one and help bring the right one in early.

Can the foundation on an older West Van estate home be saved, or does it need replacing?

It depends on its condition and on the loads the renovated home will place on it. Sometimes targeted repair or underpinning is enough; sometimes a larger, reconfigured home calls for full foundation replacement. We give you a straight read after assessing it rather than defaulting to the bigger job.

How early should we involve you in a major renovation?

As early as possible — ideally while the design is still forming. The honest version of this work has the structural and foundation thinking done before the drawings are locked, not discovered mid-project. Booking a structural check or an early walkthrough lets us flag the real scope while it is still cheap to plan for.
