Do You Need a Permit to Renovate in North Vancouver?

Some renovations need a building permit; many don't. Here's a plain-English guide to which is which on the North Shore — and why getting it right protects your home, your insurance, and your resale value.

The short answer

If a project changes the structure, the building envelope, or the plumbing, electrical, or gas systems, it almost always needs a permit. Purely cosmetic work usually doesn't. The details vary by municipality, so the safe move is always to confirm before you start.

Work that typically NEEDS a permit

Structural changes (removing or altering load-bearing walls, beams, or foundations), additions and new square footage, decks above a certain height, secondary suites, and most plumbing, electrical, or gas changes. Anything touching the structure or the systems behind the walls is a permit candidate.

Work that usually does NOT

Painting, flooring, replacing cabinets or countertops like-for-like, trim, and minor cosmetic updates generally don't require a permit. When in doubt, a quick call to your municipality settles it.

Why permits actually matter

It's not just red tape. Unpermitted work can void your home insurance, create problems at resale or appraisal, and — most importantly — skip the inspections that keep the work safe. Doing it right the first time is far cheaper than unwinding it later.
