Every renovation article promises a number, and every number is wrong for your house. Here's what actually moves the price — and how to budget so the project you finish is the one you planned.
Ask three contractors what a renovation costs and you'll get three numbers that seem to describe three different projects — because they usually do. Per-square-foot figures hide more than they reveal: they say nothing about what's behind your walls, what's included, or what quietly isn't. What you can understand up front is the set of factors that drive the price. Here they are.
1. Scope: refresh, remodel, or rebuild
The single biggest factor is how deep the project goes. New paint, flooring, and fixtures is one tier. Moving walls, relocating plumbing, and reworking layouts is another. Taking a home down to the studs — rewiring, replumbing, re-insulating — is a third. Each tier isn't a little more than the last; it's a different project with different engineering, permits, and timelines.
2. The age and condition of the home
North Vancouver's housing stock is full of great homes from the 1950s–1980s, and their walls hold surprises: aging wiring, galvanized plumbing, past renovations done without permits, hidden water damage, and asbestos in pre-1990 materials. 3. Whether structure moves

4. Kitchens and bathrooms
The rooms with plumbing, electrical, ventilation, cabinetry, and waterproofing packed into a small footprint are the most expensive per square foot — and the ones that most reward doing properly. A renovation's price often tracks the number of wet rooms it touches more closely than its total area.
5. The level of finish
Stock cabinets and quartz versus custom millwork and stone can move the same kitchen's cost dramatically — with identical labour underneath. Finish level is also the factor you control most directly, which makes it the natural place to tune a budget up or down once the essential work is priced.
6. Permits, engineering, and doing it right
Structural changes, most additions, and significant plumbing or electrical work in North Vancouver need permits. They're a real cost and a slower path — and they protect your insurance, your resale value, and your family. A quote that's cheaper because it skips them isn't cheaper; it's deferred.
7. Access and logistics
Steep lots, tight lanes, and living in the home during the work all add handling, protection, and time. North Shore terrain is beautiful and inconvenient in equal measure.
