What counts as a structural emergency
Call right away if you see any of these appear suddenly: a new crack that's wide, growing, or running diagonally through a wall or foundation; a floor, deck, or ceiling that has visibly dropped or feels like it's giving; a support post or beam that is split, crushing, or leaning; doors and windows that jammed shut overnight; or damage after a storm, flood, impact, or nearby excavation. Sudden change is the key word — structures usually fail gradually, so a fast change means something has shifted.
What to do right now
Get people out of the affected area and keep them out — don't store weight on a floor or deck you're worried about. If it's safe, shut off water to a leak that's undermining the structure. Take photos of everything for your records and insurance. Don't try to jack, prop, or 'fix' a failing structural member yourself — an improvised support in the wrong spot can make a partial failure a total one. Then call a builder who does structural work.
