Custom Home vs. Major Renovation: Which Is Right?

You love the location but not the house. So — do you renovate what's there, or tear down and build new? It's one of the biggest decisions a homeowner makes, and the right answer depends on your home, your lot, and what you actually want. Here's how to think it through.

When a renovation is the right call

Renovation usually wins when the home is fundamentally sound — a solid structure and foundation — and you basically like the layout but want it updated, opened up, or expanded. You keep what works, spend where it counts, and often stay in the home (or nearby) during the work. A well-scoped renovation or addition can transform how a house lives for far less than a rebuild.

When a custom build makes more sense

Building new tends to win when the renovation you'd need is so deep — foundation, framing, systems, and envelope all at once — that you're effectively rebuilding around old constraints. At that point you're spending near-new-construction money while inheriting the limits of the original layout. A custom home gives you exactly the home you want, and on many North Shore lots a rebuild unlocks more space or a better connection to the view than the existing house allows.

The five questions that decide it

  • Is the structure sound? A solid foundation and framing favour renovating; major structural problems tilt toward rebuilding.
  • How much has to change? Cosmetic-to-moderate favours renovation; gut-to-the-studs starts to favour new.
  • Does the layout work? If the bones of the plan are right, renovate; if you're fighting the layout, a rebuild frees you.
  • What does the lot allow? Zoning and buildable size sometimes make a new home far more than the current one.
  • What's the honest cost of each? Price your real scope both ways — rules of thumb mislead on older homes.

The trap to avoid: the "creeping" renovation

The most expensive outcome is a renovation that keeps growing — you open a wall, find rot or a structural issue, then another, and the scope (and cost) balloons past what a planned rebuild would have been.
